How much does it cost to paint a house in the Seattle area?
For interiors in King and Snohomish County, most homeowners spend roughly $2.35–$4.10 per square foot of floor space for walls, or $3.80–$6.40 when ceilings, trim and doors are included. Exteriors typically run $2.90–$5.60 per square foot of floor space. A 2,000 sq ft home interior commonly lands between $5,000 and $9,500. Cabinet refinishing is priced per door and drawer front, usually $95–$165 each. Every home is different, which is why the on-site estimate is free and the number we give you is flat-rate.
Do you charge for an estimate?
No. The walkthrough and the written quote are free, with no obligation and no high-pressure close. If we're not the right fit, we'll tell you that too.
How should I check out a painting contractor before hiring them?
Verify them yourself. Washington's Department of Labor & Industries runs a free "Verify a Contractor, Tradesperson or Business" lookup at lni.wa.gov that shows registration status, bond, insurance and any infractions — use it on every bidder, including us. Then get the full scope and a flat price in writing, confirm how many coats and which exact product line, and never hand over a large deposit in cash.
How far do you travel?
We cover King, Snohomish and Pierce County — from Arlington down to Tacoma, and from Seattle out to North Bend. Bothell is home base, so the Eastside and north end get the fastest scheduling.
What paint brands do you use?
Sherwin-Williams and Benjamin Moore as standard. On interiors we typically use Sherwin-Williams Emerald or Duration and Benjamin Moore Regal Select; on exteriors, Emerald Exterior or Aura. If you want a specific product, we'll price it.
Do I have to be home while you paint?
No. Plenty of our clients hand us a code or a key and go to work. You'll get a photo update at the end of each day.
When do I pay, and how much is the deposit?
A 50% deposit confirms your date — it is required before any painter arrives at your home. The remaining 50% is due when you've walked the finished job and you're satisfied. We take card, ACH, check, and Zelle.
Do I have to buy the paint?
Yes — on our interior packages you buy the paint and we bring everything else. We give you the exact colours, product line, sheen and quantity to pick up, so you pay the store's price with no markup and you keep every leftover can for touch-ups. Labour, primer where it's needed, patching compound, caulk, tape, plastic, drop cloths, brushes, rollers, sprayers and ladders are all included in the package price. That's what keeps the numbers where they are.
Do you offer a warranty?
Yes — a written 3-year workmanship warranty on interiors and a 5-year on exteriors, covering peeling, blistering and cracking caused by our application. Manufacturer coverage on the paint itself is separate and often longer.
My house was built before 1978. Does that change anything?
It can. Federal EPA RRP rules require lead-safe work practices whenever we disturb painted surfaces in a pre-1978 home. We're certified for it, we contain the work area, and we use HEPA cleanup. It adds a step, and we'll tell you up front if your job needs it.
Can you paint in the winter here?
Interiors, absolutely — winter is actually our best availability and often our best pricing. Exteriors are weather-dependent; we generally run April through October and watch dew point closely at the shoulders.
