What is actually included
Cedar and pressure-treated lumber in this region take a beating. Film-forming deck paints look great for a season and then peel in sheets. We use penetrating stains that soak into the wood instead of sitting on top, so when they wear they fade evenly and re-coat without a scraping nightmare.
- Full wash with a wood cleaner to lift mill glaze, moss and gray fiber
- Wood brightener to reset the pH so stain absorbs evenly
- Popped nails and lifted screws set; loose boards refastened
- Sanding on handrails and any spot hands touch
- Two coats of penetrating semi-transparent or solid stain
- Posts, caps and end grain sealed — that's where rot starts

We walk every room or every side of the house with you, measure, and talk through colors, sheens and problem areas. Usually 30–45 minutes.
2. Written Flat-Rate Quote
You get an itemized price in writing — surfaces, coats, brand and product line, and a start date. Not an hourly guess.
3. Prep Day
Furniture wrapped, floors covered, holes patched, caulk run, primer where it's needed. This is the day that decides how the job looks in five years.
4. Paint & Walkthrough
Two full coats, then we walk it together with a bright light before we pack up. Anything you flag gets fixed that day.
FAQ
Fences & Decks questions
How often should a deck be re-stained here?
Horizontal surfaces every 2–3 years, vertical rails and fences every 4–5. Horizontal boards hold standing water, so they always go first.
Can new pressure-treated wood be stained right away?
No. It needs to dry — usually 3–6 months in this climate. Stain it wet and it will not absorb.
Solid or semi-transparent?
Semi-transparent shows the grain and re-coats easily. Solid hides bad wood and lasts longer but behaves more like paint when it fails.
