What is actually included

A Bothell house does not fail from sun — it fails from water. Rain, moss, and 180 days a year of damp are what pull paint off siding here. So our exterior process is built around moisture: wash it, dry it, kill the mildew, seal every horizontal seam, and put down a 100% acrylic coating that stays flexible when the boards move.

  • Low-pressure house wash with a mildewcide to kill moss and algae at the root
  • Scrape, sand and feather every failing edge back to sound paint
  • Rot inspection — we flag soft trim, fascia and sills before we coat them
  • Bare wood spot-primed with a bonding exterior primer
  • All gaps, seams and butt joints caulked with 50-year elastomeric sealant
  • Two coats of 100% acrylic exterior paint, sprayed and back-rolled
  • Windows, roof, walkways and plants fully masked and protected

Process

How your exterior project runs

1. Free Walkthrough

We walk every room or every side of the house with you, measure, and talk through colors, sheens and problem areas. Usually 30–45 minutes.

2. Written Flat-Rate Quote

You get an itemized price in writing — surfaces, coats, brand and product line, and a start date. Not an hourly guess.

3. Prep Day

Furniture wrapped, floors covered, holes patched, caulk run, primer where it's needed. This is the day that decides how the job looks in five years.

4. Paint & Walkthrough

Two full coats, then we walk it together with a bright light before we pack up. Anything you flag gets fixed that day.

Exterior Painting questions

When can you paint exteriors in Washington?

Realistically mid-April through mid-October. Modern acrylics apply down to 35°F, but the surface must be dry and stay above dew point overnight — that's the real limit here, not the thermometer.

How long will an exterior paint job last?

On properly prepped wood or fiber cement in this climate, 8–12 years. On vinyl or previously well-maintained surfaces, longer. Poor prep is what turns 10 years into 3.

Do you pressure wash?

We soft wash. High pressure drives water behind siding and gouges cedar. Low pressure plus the right cleaner does more and damages nothing.
